COMMERCIAL HOT CRACK SEALING deters water from free flowing through the cracks to the sub-base. When the sub-base is compromised it will soften and begin to erode. Water trapped in the sub-base will freeze in the Winter causing heaving. When things thaw out in the Spring, the melting ice creates a void under the asphalt surface.
Without a firm, supporting sub-base, additional cracking and potholes can develop.
If Fall is quickly approaching and you do not have time to have your lot Seal coated, it is very important that, at the very least, those cracks get sealed up before Winter.
